Are you thinking of selling your home? If your home has smells, either from cooking, pets, mold or mildew, or cigarette smoke, you may have a hard time getting people to be interested in buying it.

Many people are sensitive to smells, and will be turned off as soon as they walk into a home that has odors. Many sellers focus on the visual aspect of staging their home, but do not put much thought into how their house smells.

Here are a few things about smells, and what can be done to make your home odor neutral.

  1. You can’t hide smells — you need to eliminate them. Buyers who don’t smoke and never have will be able to detect the smell of cigarettes, pets and their messes, and even intense home cooking smells, often from their first step into the home. So it’s essential to approach your challenge as it really is: to remove or eliminate the odors, versus simply spraying something on top of them.

To someone who is sensitive or allergic to cigarette smoke, the only thing worse than the smell of smoke is the saccharine-sweet, fake floral scents someone has sprayed right on top of cigarette smoke odors.

  1. Take odor-specific steps to vanquishing smells. What you must do to truly eliminate an odor depends on the odor itself. Houses smell.  Yes, even yours. Oh, they don’t all smell bad…but they all carry their own smell.  A smell called the Loss of a Sale if it stinks. Unfortunately, in the rush of preparing a home for sale, house smells are the last things sellers seem to think about. Probably because most people can’t smell their own stinky home.

No matter how diplomatic an agent tries to be when listing a stinky house, telling a seller their home smells bad seems to offend them more than telling them their home is worth less than they thought.  Maybe it’s because when you live in your home you become immune to the smells that “outsiders” definitely notice. Please, don’t shoot the messenger!  Your Realtor is just trying to help you get your house sold and a house that smells is going to be a problem.

Some of the most deadly (yes, they could kill the sale of your home) smells are the obvious ~

  • The worse of the worst…Cigarette or cigar smoke
  • Pets smells and litter boxes
  • Mothballs

Then there are the subtle smells that can also be a turnoff

  • Dirty sheets/laundry
  • Moldy smelling bathrooms
  • Dirty Diapers
  • Weird cooked food smells (by the way never cook fish or cabbage while trying to sell your home)
  • Garbage cans (empty them every day)
  • Over-compensating with too many air fresheners or candles can offend a sensitive nose and make a buyer wonder what you’re covering up.

So..if you’re selling your home, go outside to clear your nasal passages, then step inside and take an impartial whiff or ask someone you trust to do it for you.  Heck, you could even ask your Realtor!
